Site Finder/ Expansion Manager ( Phát triển mặt bằng - Hà Nội)

This position will play a crucial role in identifying and evaluating potential locations for new stores. This individual will work closely with the Store Development Manager and various cross- functional teams to ensure strategic site selection aligned with Starbucks&039; growth objectives and brand standards.
Key Responsibilities:
· Reporting & Site Assessment: Prepare detailed reports and comprehensive site evaluation presentations to outline findings, including market assessments, site evaluations, and risk assessments for approval by senior management.
· Site Due Diligence & Compliance: Manage the due diligence process for selected sites, including feasibility studies, environmental assessments, and permitting requirements to ensure compliance with all local, state, and federal regulations throughout the site expansion process.
· Support the direct reporting manager in other duties and special projects as assigned.
· Contract Negotiation: Collaborate with real estate brokers, landlords, and other stakeholders to negotiate lease and purchase agreements, ensuring favorable terms for the company.
· Project Coordination: Work closely with cross- functional teams, including real estate, legal, and construction departments, to facilitate the site expansion process from concept to completion.
· Market Analysis: Conduct thorough market research and analysis to identify potential locations for expansion, considering factors such as demographics, competition, and market trends.
· Location Scouting: Actively collaborate with real estate brokers, landlords, and developers to source suitable properties that align with our expansion objectives, taking into account zoning regulations and other legal requirements.

Ensure quality control standards for real estate transactions.
Report directly to Real Estate Manager.
Identify store development opportunities and propose potential sites with research and analysis to business unit.
Build good relationships with landlords, developers, brokers, and relevant government authorities.
Gather and evaluate economic, demographic and other market data to identify and prioritize key markets.
Keep a good teamwork with internal and external smoothly.
Manage rental cost and evaluate opportunities of portfolio to improve sales and profitability
Conduct a tour site visit for Real Estate Manager and other Department and work out the sales and rental projection.
Keep track on competitor expansion.
Support Real Estate team to achieve company goals and build them up for personal development needs.
